Arrange a pre-sale home inspection with me

 An inspection will reveal trouble areas that will stand out to potential buyers. You as the seller may be able to make repairs before showings begin or adjust the sale price accordingly.

Organize and clean

 Clear away clutter and pack up seldom-used items, such as countertop appliances and other kitchen tools, out-of-season clothes, toys, and exercise equipment. Put items in storage or pack them in boxes neatly arranged in the garage or basement. Clean the windows, carpets, walls, lighting fixtures, and baseboards to make the house shine. 

Get replacement estimates

 Get estimates on the cost of replacing big-ticket items, such roofing, carpeting, or an appliance, even if the seller doesn't plan to replace the item. The figures will help buyers determine if they can afford the home and will be handy when negotiations begin.

Find warranties and user manuals

 Gather up the warranties and user manuals for the furnace, AC, washer and dryer, dishwasher, and any other items that will remain with the house. Add a Sellers Warranty.  

Spruce up the curb appeal Trim the lawn and bushes and neaten flower beds. Do not allow any bushes, or trees to be touching the home.  Make sure the address is clearly visible. Mend cracks in walkways and clear obstacles from the entrance

1) Home is too small First-time home buyers often outgrow their "starter" homes. Increased family size is the main reason home owners need a larger home.

2) Upgrade  For a bigger,  grander,  more upscale home and neighborhood.

3) Fix purchase error Owners might believe they made a mistake when purchasing their present home and want to rectify that mistake.
